Vancouver vs. Other Canadian Cities

Vancouver is among the most expensive cities to move in Canada, driven by high-rise logistics, parking challenges, and bridge crossings. Downtown and Yaletown condo moves cost 15–25% more than suburban moves due to elevator booking fees, COI requirements, and parking permits. Read our full Vancouver pricing guide for a detailed breakdown. Compared to Calgary and Edmonton, expect higher hourly rates reflecting Vancouver's cost of living.

Peak season tip: July 1 is the unofficial "moving day" in Vancouver — hundreds of leases end simultaneously. Book at least 4–6 weeks ahead for late June and early July moves. The cheapest months? November through February — fewer moves, lower demand, best availability (and yes, it rains). See our month-by-month analysis.

Metro Vancouver Bridges & Routes

Bridges dominate Metro Vancouver logistics. Knowing the restrictions saves hours on move day.

Metro Vancouver is built around water crossings. Every move to the North Shore, Richmond, Delta, or Vancouver Island requires a bridge, tunnel, or ferry. Here's what our drivers know about each crossing.

CrossingConnectsTruck Notes
Lions Gate BridgeDowntown ↔ North Van / West Van13-tonne weight limit — most loaded moving trucks exceed this. Use Ironworkers instead.
Ironworkers MemorialEast Van ↔ North VanNo weight limit for standard trucks. Primary route for North Shore moves.
Knight Street BridgeVancouver ↔ RichmondNo restrictions. Best route for east Richmond moves.
Oak Street BridgeVancouver ↔ RichmondNo restrictions. Best for central Richmond and connects to Hwy 99.
Arthur Laing BridgeVancouver ↔ YVR / RichmondAirport access. Generally less congested than Oak/Knight.
Alex Fraser BridgeRichmond/Delta ↔ New West / SurreyNo restrictions. Heavy congestion at rush hour — avoid 3–6 PM.
Port Mann BridgeSurrey ↔ Coquitlam / Hwy 1 EastNo toll since 2017. Major route for Fraser Valley moves.
George Massey TunnelRichmond ↔ Delta (Hwy 99)4.15 m height limit — standard moving trucks fit, but oversized loads must detour via Alex Fraser. Dangerous goods prohibited.
Riverview Bridge (New)New Westminster ↔ SurreyReplaced Pattullo Bridge Feb 2026. Modern 4-lane design, no special restrictions.

2026 construction alerts: The Broadway Subway Extension (Millennium Line to Arbutus) has closed Broadway between Main and Quebec streets for ~4 months as traffic decks are removed at Mount Pleasant Station. Expect delays on Broadway, Kingsway, and 12th Avenue detour routes. The George Massey Tunnel replacement project also began major construction in 2026 — expect lane restrictions on Hwy 99 through 2030. See our full 2026 construction guide for detour routes.

Our dispatch team plans every route around bridge restrictions and construction. Get a free quote and we'll handle the logistics.

Vancouver Neighbourhood Moving Guide

What our crews know about moving in and out of Metro Vancouver's most popular neighbourhoods.

Downtown / Yaletown

High

High-rise condos, luxury towers, some heritage conversions

  • Elevator booking mandatory — 2+ weeks notice, typical slots are 4 hours
  • Certificate of Insurance (COI) required by virtually every building
  • Street parking is metered everywhere — apply for a Temporary Occupancy Permit ($45 admin + daily rate)
  • Loading docks have height limits — confirm clearance before arriving with a large truck

Coal Harbour

High

Luxury high-rise condos, waterfront towers

  • Some of the strictest strata rules in Vancouver — weekday-only moves common
  • Damage deposits typically $300–$500; some buildings charge a non-refundable move fee
  • Concierge will deny entry without valid COI — have it ready
  • Limited street parking; loading zones fill fast on move days

Kitsilano

Mod–High

Character homes, walk-up apartments, newer condos near Broadway

  • Many older homes have narrow staircases and tight doorframes — measure furniture first
  • Walk-up apartments (3–4 storeys, no elevator) are common — stair carry fees apply
  • Street parking competitive on weekends near the beach — plan truck positioning
  • Broadway Subway construction causing detours on east side of Kits

Mount Pleasant

Mod–High

Mix of walk-ups, heritage homes, new mid-rise condos

  • Broadway closed between Main and Quebec for subway construction (2026) — major detours
  • Gentrifying rapidly — mix of old walk-ups and brand-new buildings with different rules
  • Main Street congested on weekends with restaurant/shop traffic
  • Side streets are narrow with mature trees — careful truck positioning needed

Commercial Drive

Mod–High

Older walk-ups, character homes, some newer townhomes

  • Walk-up heavy neighbourhood — expect stair carries on most moves
  • Commercial Drive itself is extremely busy — use side streets for truck access
  • Older buildings have non-standard doorframes and narrow hallways
  • Street parking on residential blocks fills up fast — arrive early

Fairview / South Granville

Mod–High

Mix of apartments, condos, and older houses near Broadway

  • Broadway Subway construction affects the entire corridor — plan for delays
  • Granville Street congestion on weekends makes truck access challenging
  • Many mid-rise buildings from the 1970s with small elevators — check dimensions
  • South Granville residential streets are generally manageable for trucks

East Vancouver

Low–Mod

Diverse mix: older character homes, duplexes, some newer infills

  • Generally well-laid-out grid streets with decent truck access
  • Some areas near Clark Drive and Commercial have narrower lanes
  • Rear-lane access common — useful for loading furniture
  • Hilly pockets near Grandview — scout the address if moving in winter

Marpole

Low–Mod

Rapidly densifying — new condos near Marine Drive, older houses further in

  • Heavy construction activity around Marine Drive and Cambie — detours frequent
  • New buildings have modern move-in protocols (elevator booking, COI)
  • Older residential blocks are flat and easy to access
  • Close to Oak Street and Knight Street bridges — good for Richmond moves

Kerrisdale

Low–Mod

Upscale detached homes, some low-rise apartments

  • Wide residential streets with good truck access — one of the easier areas
  • Larger homes mean longer moves — budget extra time
  • Mature trees and hedges can obstruct sight lines — use spotters when backing in
  • 41st Avenue can be congested — use side streets to approach

UBC / Point Grey

Mod–High

Student housing, campus residences, luxury homes in Point Grey

  • September 1 is extremely busy — UBC student move-in overwhelms the area
  • Limited road access to campus — only a few routes in and out
  • Point Grey has steep bluffs near NW Marine Drive — challenging for loaded trucks
  • UBC residences have their own move-in protocols — contact housing office first

North Vancouver

Mod–High

Mix of townhomes, detached homes, and mid-rise condos — hilly terrain

  • Must cross Burrard Inlet — Ironworkers Memorial is the only option for loaded moving trucks (Lions Gate has a 13-tonne limit)
  • Steep grades throughout — Lonsdale, Grand Boulevard, and upper levels are challenging
  • Lower Lonsdale is flat but dense with newer condos — elevator booking essential
  • Bridge congestion at rush hour adds 30–60 min — plan timing carefully

West Vancouver

High

Luxury detached homes, estate properties, steep hillside lots

  • Winding roads with steep grades — some driveways are inaccessible for large trucks
  • Must cross Lions Gate (13-tonne limit) or detour via Ironworkers + Hwy 1 west
  • Many homes require shuttle service with smaller trucks from the main road
  • BC Ferries terminal at Horseshoe Bay creates seasonal traffic in summer

Vancouver Moving Rules & Bylaws

Everything you need to know about noise hours, parking permits, strata rules, and building requirements before your move.

Noise Hours (Noise Control Bylaw 6555)

AreaWeekdaysWeekends & Holidays
Outside Downtown7:00 AM – 8:00 PM10:00 AM – 8:00 PM
Downtown6:00 AM – 12:00 AM10:00 AM – 12:00 AM

Moving outside these hours risks a noise complaint and fine. Downtown gets extended hours but weekend starts remain 10 AM.

Street Parking for Moving Trucks

  • Temporary Street Occupancy Permit — reserve curb space or metered spots for your moving truck. $45 admin fee + daily meter rate + $50 refundable deposit per meter
  • Residents moving in/out do not need to provide insurance for the permit — businesses do
  • Apply through the City of Vancouver permit portal with at least 5 business days notice
  • Active loading/unloading is generally tolerated without a permit, but the truck must be actively in use
  • Residential parking permit (RPP) zones are enforced — check your street before relying on free parking

Bridge Restriction: Lions Gate Bridge — 13-tonne weight limit

A fully loaded 5-ton moving truck can weigh 10–14 tonnes. The Lions Gate Bridge prohibits vehicles over 13 tonnes — this means loaded moving trucks heading to the North Shore must use the Ironworkers Memorial Bridge (Second Narrows) instead. Also note the George Massey Tunnel has a 4.15 m height limit. Trucks over 11,800 kg must use designated truck routes (max height 4.12 m); non-truck-route streets have a 3.81 m clearance limit.

Condo & Strata Moving Checklist

With 26.9% of Vancouver moves being 1-bedroom apartments, condo logistics are a fact of life here. Most buildings — especially downtown, Yaletown, Coal Harbour, and newer towers in Mount Pleasant — require these steps. For the full breakdown including BC Strata Property Act requirements, see our complete condo moving rules guide.

Book the service elevator

Minimum 2 weeks ahead. Peak months (June–August) require earlier. Typical slots: 4 hours.

Get a Certificate of Insurance (COI)

Your mover provides this, naming the strata corporation as additionally insured. Concierge will deny entry without it.

Pay the damage deposit

Typically $200–$500 refundable. Some buildings also charge a non-refundable move-in/out fee.

Confirm loading dock clearance

Parkade entrances vary from 2.1 m to 3.0 m — arriving with too tall a truck means being turned away.

Check move-in hours

Many strata buildings restrict moves to weekdays 9 AM – 5 PM. Weekend moves may require special approval.

Take photos of common areas

Document hallways, elevator, and lobby before and after to protect your damage deposit.

Setting Up Utilities

Moving to BC? You'll need to set up BC Hydro (electricity, ~$13.50 connection fee), FortisBC (natural gas, ~$15 setup), register your vehicle with ICBC within 30 days, and enroll in MSP (no premiums, but 3-month wait period for new residents).
