Locations Across Canada
In 2025, we completed thousands of moves across Metro Vancouver. Our Year in Review tells the story: 83.2% of moves stayed local, 26.9% were 1-bedroom apartments (the highest condo ratio in our network), and the average local move cost $1,092 over 5.5 hours. Vancouver is unlike any other city we operate in. Here is what we have learned.
In downtown Vancouver, 62.8% of occupied dwellings are condominiums — and more than half of those are rented. Metro Vancouver had over 536,000 condo homes in 2024, and that number is projected to reach 946,000 by 2051. If you are moving in Vancouver, there is a strong chance you are moving into or out of a strata building.
Geography adds another layer: every move to the North Shore, Richmond, Delta, or Vancouver Island requires a bridge, tunnel, or ferry. The Lions Gate Bridge has a 13-tonne weight limit that most loaded moving trucks exceed. Our dispatch team routes around these restrictions before move day — see our 2026 construction and detour guide for current closures.
Most Vancouver condos require a service elevator booking (minimum 2 weeks ahead), a Certificate of Insurance naming the strata as additionally insured, a refundable damage deposit ($200 to $500 is typical), and floor protection in hallways and elevators. Our crews arrive with COI ready, elevator pads loaded, and Masonite sheets on hand. We handle the paperwork so you can focus on the move.
Under the BC Strata Property Act, buildings can fine residents up to $200 per violation for using the wrong elevator, moving outside permitted hours, or failing to protect common areas. Our Vancouver condo moving rules guide covers every requirement, including recent tribunal rulings on what strata can and cannot charge.
Our data shows July is the busiest month in Vancouver (11.95% of annual volume), followed by August. December is the quietest (4.73%). Midweek moves (Tuesday through Thursday) are significantly easier to schedule than weekends. The first and last days of each month are the most congested — hundreds of leases turn over simultaneously.
We break down pricing by month, day of week, and time of day in our best and worst times to move guide. The short version: book 4 to 6 weeks ahead for summer moves, and consider November through February if you want the best availability and lowest rates.
The average local Vancouver move costs $1,092 and takes 5.5 hours — but downtown condo moves run 15 to 25% more due to elevator fees, parking permits, and building access requirements. Packing services average $1,506 when added. Our full pricing guide breaks down costs by home size, distance, and add-on services.

Downtown and Yaletown towers have strict strata protocols. Kitsilano is full of character-home walk-ups with narrow staircases and no elevator. Coal Harbour concierges will turn away movers without a valid COI. The Broadway Subway Extension has closed key corridors in Mount Pleasant and Fairview. West Vancouver driveways can be too steep for full-size trucks.
We move in every Metro Vancouver neighbourhood — Downtown, Coal Harbour, Kitsilano, Mount Pleasant, Commercial Drive, Fairview, East Vancouver, Marpole, Kerrisdale, UBC, North Vancouver, and West Vancouver. We also handle moves to Surrey, Burnaby, and across the Fraser Valley.
16.8% of our Vancouver moves are long-distance — from other provinces, from the Island, or from the Okanagan. If you are relocating to Vancouver from elsewhere, we have guides to help you settle in:
Our newcomer guide covers immigration pathways, housing options, transit, and healthcare. The rental market guide breaks down average rents by neighbourhood, vacancy rates, and application tips. And our utilities guide walks through BC Hydro, FortisBC, ICBC registration, and MSP enrollment.
A portion of every move we complete goes back to the communities we serve. We partner with local charities and community organizations across Metro Vancouver — because this city is home, not just where we work. Learn more about how we give back.
